Due Diligence and Underwriting
We see quite a few deals come in, but very few hold up to our rigorous standards. Our due diligence and underwriting process takes our knowledge of the areas as well as third party information into account when considering deals. We then provide the information used to make our pre-funding decision. We strongly believe in helping prospective lenders make a well informed decision.
Lending and Accreditation
When you are ready to lend, you simply review the offering, click lend now and input your details. All of our offerings are regulated under Title II of the JOBS Act 2012. What does that mean to you? Well, that means that in order for us to comply with the Federal Regulations, we must take reasonable steps to verify that all investors are "Accredited." In order for us to comply, we have partnered with Jumpstart Securities, a leader in JOBS Act Compliance. They will assist us with accreditation, escrow and payments.
Loans and Payments
When you complete your loan to the borrower (Commit, Accredit and Funds clear) your money will immediately begin to earn interest. How is this possible? We pre-fund every deal and syndicate it once the borrower has already begun the work. Lender interest will be paid on the 15th. Please keep in mind that these are borrower dependent notes and is 100% dependent on the borrower paying their principal and interest on time.
Borrower / Developer
We are very strict when it comes to funding borrowers. We look for the following key factors:
- They must know their market and have a positive track record.
- They have to meet all licensing requirements in their counties and state.
- They must have at least five years experience.
- They must be transparent.
- They must bring money into every deal.
